Who to use to sell your home has become somewhat of a mine field over the past few years, with hundreds of on-line agencies popping up and promising lower rates verses a whole swathe of traditional agencies working on a percentage basis.
It also comes at a time when Trading Standards have found that many agencies have been employing unscrupulous tactics, putting them in breach of the law, which has led to them receiving fines of up to £370,000, just in the past three months.
So what does make a good agent?
According to Pauline Higgins, CEO of Homeowners Alliance there are various aspects which make a good agent. Here are her comments featured recently in the Daily Mail:
Priority to a seller is to get the very best price for their home by paying the lowest fee possible. However according to an HA survey vendors also cited that telephone manner was very important, with 93% of correspondence saying it was key. People surveyed also said that other off putting things would be an agent being too flashy or over familiar.
The best way to start looking for an agent Higgins says is to ask for recommendations from friends and family. EstateAgent4Me gives a really good indicator of how an agent is performing. Look out for other review sites too such as Googe, allAgents and reviews. Research an agents current property stock – do they have other properties like yours for sale? Check out their photographs, descriptions and where they list their properties.
She says that the best way to start is by creating a list and then narrowing it down - once completed invite those agents around to do a property valuation.
Although on-line estate agencies slightly outperformed high street agencies on national asking prices, the difference was only nominal at 0.16%, and despite this she says high street agencies still continue to outperform their on-line counterparts.
